Our eight step process to get you paid

“Before We Even Talk” Prequalification by LandSimple

If we contacted you, Step 1 has already been completed.

We don't contact people randomly. Everyone we contact we have researched and we believe has land that has development potential.

Talk/meet with us (LandSimple)

In Step 2 you talk with us on the phone or we meet in person.

There is no obligation, commitment or cost. This is simply an opportunity for you to ask questions and understand how the process works should you potentially be interested. You'll be asked to make no commitments on this call/meeting. It's purely informational.

“After We Have Talked” Prequalification by LandSimple

We only get to Step 3 if you are interested in moving forward, you are in complete control here. Step 3 is a deeper analysis of the development potential of your land.

This step involves a more in depth review of land use plans for the county, utilities to the property, topography, wetlands, zoning codes, etc than was made in Step 1.

Developer review

If everyone feels good after step 3, we prepare a developer package and share it with our developer.

The developer will review our work and do some work on their own to determine if your land represents a project they want to take on and develop if mutually satisfying terms can be arranged between you and the developer.

You speak directly to the developer + potential offer

If the developer is interested in your property for development, they will want to talk with you directly.

This may involve one or more conversations until everyone feels comfortable. Once both parties feel good and want to move to the next step, the developer will make an offer for your land. You will be under no obligation to say yes to this offer of course.

Agreements signed

If you and the developer come to an agreement, documents will be signed to make that agreement official.

Before the actual development process can begin, agreements must be signed so the developer has the legal authority to develop it.

Development process

The work of developing your land is done by the developer until your land is ready for purchase by a top 50 builder or similar.

Payday!

Once the builder buys the developed land, you get paid the amount agreed upon in Step 6.
