
This is where we are right now in the process. We do preliminary work before you are even contacted so we are not wasting our and your time. Once you show interest, we do a bit more work (will take us a week or two) to further qualify your home/property. If that all looks good, then its time to introduce you directly to the developer so you can get a realistic idea of what they might pay you for your home/land.
Once we determine your home/land would be of interest to the developer, we put you and the developer together to see if you can strike a mutually beneficial agreement.
Once there is an agreement, the developer invests both time and money to develop the land to the point where a builder is interested in buying it. This process can take 12-18 months and can cost 100-200K or more.
You getting paid + developer getting paid normally takes place at the same time (IE builder buys from developer on the same day you are paid; called a simultaneous closing)
