Why is your land potentially worth more?

Your land may be worth more than most other pieces of land if a developer believes they can take your land and develop it such that a home builder will buy it.
If a developer can take your land and divide it into smaller parcels, then sell that developed land to a home builder, the developer can make good money for their trouble.
Why would a home builder pay more for developed land? Because until a developer PROVES that the land can be built on by going through the time intensive and costly process of development, no one is really sure if the land can or can’t be built on. Maybe the county or city won’t allow builders to build on the land for some reason. Maybe your land has wetlands that make building on it impractical. Maybe there are no affordable ways to get utilities to the land. Maybe the slope of the land is too steep to build on and have sewer draining work properly. The list of ‘things that can go wrong’ is very very long!If a developer can take your land and divide it into smaller parcels, then sell that developed land to a home builder, the developer can make good money for their trouble.
So a developer answers each of these questions one by one, removing risk for the home builder. The home builder will pay good money IF they know for SURE they can build homes on the land.

You get paid more because your land is not just ‘raw potential’ once a developer has finished developing it. Developed land is more valuable to the home builder since the developer has removed all doubt that the land can be built on.

This is where we are right now in the process. We do preliminary work before you are even contacted so we are not wasting our and your time. Once you show interest, we do a bit more work (will take us a week or two) to further qualify your home/property. If that all looks good, then its time to introduce you directly to the developer so you can get a realistic idea of what they might pay you for your home/land.

Reach an agreement with the developer

Once we determine your home/land would be of interest to the developer, we put you and the developer together to see if you can strike a mutually beneficial agreement.

Land developed

Once there is an agreement, the developer invests both time and money to develop the land to the point where a builder is interested in buying it. This process can take 12-18 months and can cost 100-200K or more.

Builder buys the developed land from the developer and then the developer pays you for your land

You getting paid + developer getting paid normally takes place at the same time (IE builder buys from developer on the same day you are paid; called a simultaneous closing)
