Deeper Analysis
If you are interested in moving forward, Step 3 is a deeper analysis of your land’s development potential, including a detailed review of county land use plans, utilities, topography, wetlands, and zoning. Step 1 gave us an overview but this step helps us look under the hood.

Developer Review
If everyone feels good after Step 3, we prepare a developer package for our developer. They’ll review our work and do their own research to decide if your land is a project they want to pursue under mutually satisfying terms.

You speak directly to the developer + potential offer
If the developer is interested in your property, they’ll want to speak with you directly. This may take one or more conversations until everyone feels comfortable. Once both parties are ready to move forward, the developer will make an offer for your land. You’re under no obligation to accept.

Agreements signed
We sign papers and the developer begins their work

Development process
The work of developing your land is done by the developer until your land is ready for purchase by a top 50 builder or similar.

Payday!
Once the development is done, the developer completes their sale to the builder and at that same time, you get paid the amount agreed upon in Step 6. Payday!
No, we do not represent the developer or work for the developer. We provide property leads to developers. You will talk directly with the developer at some point in the process if you decide selling your land makes sense for you. We are matchmakers.
Is LandSimple a licensed real estate agent that represents me?
No, we are not licensed real estate agents. Think of us as matchmakers. We provide highly qualified land development leads to land developers. LandSimple is not your agent, nor are we an agent of any developer.
How long would it take for me to get paid if I sold my land and this process went ‘all the way’?
Land development can take 12-24 months, with 18 months being about ‘average’
